Fence materials differ far more in maintenance than in installed cost, and Middle Tennessee humidity and sun accelerate the differences. Twenty years is the honest comparison window.

Wood

Cheapest to install, warmest in appearance, and the most work. Treated pine warps and checks as it dries; cedar is more stable and more expensive.

It wants cleaning and sealing every few years, and boards will need replacing individually over time. It can also be repaired cheaply, which is a real advantage.

Vinyl

No painting, no rot, and it handles our humidity indifferently. It costs considerably more installed and cannot be refinished.

It becomes brittle in cold and can crack on impact, and repairs mean replacing panels or rails rather than boards. Colour choice is effectively permanent.

Aluminium and steel

Ornamental aluminium is maintenance free, does not rust, and suits pool enclosures and sight lines rather than privacy. Steel is stronger and needs its coating kept intact.

Neither gives privacy, which for many Nashville back yards is the point of the fence.

  • Wood: cheapest to install, repairable, needs sealing
  • Vinyl: no maintenance, costlier, brittle in impact
  • Aluminium: maintenance free, no privacy
  • Chain link: cheapest overall, least attractive, very durable

What decides it locally

Privacy requirement first. If you need it, wood or vinyl. Then how much maintenance you will actually do — a wood fence not sealed in Middle Tennessee greys and degrades faster than owners expect.

And check any HOA or neighbourhood rules before choosing. They frequently dictate material, height and which side the finished face must show.

FAQ

Wood, Vinyl or Aluminium Fencing Here — questions

How long does a wood fence last in Middle Tennessee?

Treated pine typically gives twelve to twenty years, cedar longer, with posts usually failing before the boards do. Humidity and ground contact are the limiting factors. Sealing extends board life meaningfully but does little for posts, which is where fences actually end.

Is vinyl fencing worth the extra cost?

Over a twenty-year horizon the totals come out close once you count staining a wood fence every few years. Vinyl wins clearly if you would not maintain wood, which is most people. Wood wins on repairability, appearance and the ability to change colour later.

Which side of the fence faces my neighbour?

The convention, and often the rule in HOA neighbourhoods, is that the finished side faces outward — toward the neighbour and the street. Check your covenants before building, and it is worth a conversation with the neighbour regardless.
